BOOKINGS

• By making a booking an advance payment is requested, this will reach 40% of the final price. You can send us this amount through bank transfer indicating the name of the sender and his or her ID number. No reservation is considered confirmed until receipt of transfer. If we do not receive this proof of payment in 72 hours, we will cancel the booking. In case you cannot send us the proof you have the possibility of extending the deadline.
  The maximum number of people is 20, if this is exceeded, entry day will be charged a percentage. The owner reserves the right of admission
• Booking will be refunded under the following conditions:
  - Notice of cancellation 30 days prior to arrival date: 100% refund of payment less transfer fee.
  - Notice of cancellation between 29 and 20 days prior to arrival date: 75% refund less transfer fee.
  - Notice of cancellation between 19 and 10 days prior to arrival date: 50% refund less transfer fee.
  - From 7 days: no refund.

RULES

• The price of the hosting service refers to nights or days, arrival time is at 5:00 p.m. and departure time is 12:00 am. On weekend stays, time input and/or output can be anticipated or prolong as long as does not match the input or output of another book. Will increase in price €50.
  
  
• Accommodation prices include:
  - Bedclothes and towels (in stays of more than 7 nights all sets of linen and towels will be replaced).
  - Propane heating with individual circuit per floor: the price includes normal consumption. It will proceed to read the gas meter. The kgs which exceed that consumption will be charged at cost price according to the supplier's invoice. In case of exceeding this limit, the amount will be deducted from the deposit.
  - Fully equipped kitchen: gas cooker with oven, fridge, microwave, hob and utensils. Washer (for weekly or longer stays).
  - Fireplace: firewood will be charged to the customer. In no case can cook in the fireplace (for it is barbecue coal, it can be on your own and only you can do in the area for this reason, any fire outside barbecue or fireplace shall be subject to complaint).
  
• Payment will be made in cash upon delivery of the keys and the total amount of the stay, the progress effected as confirmation of booking will be retained as security until their departure. Should damage occur, the cost will be deducted from that amount.
  
• Rules of stay: Occupants can not do at home annoying, unhealthy, noxious, dangerous or illegal activities, the house and its contents will be treated with respect and be responsible for damage caused by them.
  Full respect for the facilities, as well as towards their owners and in general to the whole environment.
  In case the occupants fail to fulfill any rule of the house relating to hygiene or civility the owners can terminate the booking at their discretion. Also, they could cancel the reservation if the number of occupants exceeds the previously agreed one.
• Use of the Barbacue: Use vegetable carbon for the barbecue.
  The grill will be dirty before using it, so you should burn the grease in the embers and remove it with the brush. Do not use water or soap.
  When you finish using the barbecue and the embers are cold you will be required to:
  - Clean the coal throwing it to the metal bucket.
  - Do not empty the bucket, just in case it is full, this will empty the trash, making sure previously that the coals are completely extinguished.
  - The barbecue must be left clean, free of food and utensils in place, do not throw cigarette butts on the ground or in the garden there are ashtrays and bins for it, collect and deposit the waste generated in the house next to containers. Leave picked the shed as it was found.
  

OPERATION

• Check-In:Please indicate us your estimated time of arrival so we can make the proper arrangements. Para un mejor servicio se comunicará la hora aproximada de llegada. • Check-Out: You are advised to warn the owner at least one hour before the check-out to deliver the keys at the agreed time. Check-out will be not later than 16:30 pm (unless otherwise agreed). If you fail to leave your room before the agreed time we will charge you one day extra and we will discount this amount from the deposit
  Occupants are responsible for the accommodation and its contents during your stay, hoping that keeps neat and tidy.
  The owner agrees to bear the costs of any repairs or damage caused by force majeure (broken pipes, electrical breakdown ... etc)
  The deposit will be refunded upon departure following a review of the house, in case of damage or not to leave the house cleaning conditions you gave (scrubbed dishes, fireplaces and barbecue clean without residues, etc.). will be deducted from it.
  The landlord will assume no liability for any belonging you may lose or forget. However, should the landlord find any of these, he will be willing to send it to the address given through cash on delivery.
  
• Otros:
  - Pets: If you bring pet animals will notify the owner, who will decide acceptance.
  - Smoking is prohibited in the rooms, it will be enabled zones, which will be indicated by the owner.
• ACCEPTANCE OF CONDITIONS:
  The booking payment implies FULL ACCEPTANCE of all the rules and conditions mentioned herein.
